The LIM: order your own, read the attachments

The bottom line

The LIM is the council's file. The real information is in the attachments, not the summary.

A Land Information Memorandum lists consents and whether they were completed, rates, drainage, flooding and other hazards, zoning and any notices. Councils take up to ten working days. The vendor's LIM may be months old, so we prefer you to order your own.

We read the whole document, including the attachments, and summarise the issues in plain English before you confirm the condition.
