Written legal review of all documents

LIM report, title, Agreement, building report, valuation. Red flags identified and explained.

Bank-specific approval and mortgage docs

Finance approval converted to unconditional approval. Loan and security documents signed.

Finalise insurance certificate

Insurance in place and noted with the lender as an interested party.

Begin or prepare KiwiSaver withdrawal

Starts as soon as the contract is signed. 10–15 working days for funds to arrive.

Satisfy or waive conditions

Every condition ticked off or formally waived. Contract becomes unconditional.

Warning: don't rush this stage

Pressure to go unconditional too early is the single biggest risk in P2. We pace it correctly.

Before you download.

How long does the Progress stage usually take?

Most contracts give 10–15 working days for conditions. We run the legal review within 48–72 hours of signing, then manage the bank and KiwiSaver workstreams in parallel.

What if I find a problem with the LIM or building report?

We negotiate — price reduction, pre-settlement fix, or walk-away. See our Negotiating Building Report Issues playbook for the three paths.

Do I have to use HouseMe Legal's KiwiSaver process?

No. We use our own checklist because it's battle-tested, but any KiwiSaver provider will process withdrawals on their own forms.

Can I go unconditional early?

Yes, but we'd usually advise against it. Conditions exist to protect you. Waive them only when every check is complete.
