Base fee — $3,495 incl. GST + disbursements

Covers the standard first home buyer purchase from offer through to settlement.

No legal fees before property is under contract

You pay nothing for the pre-offer work until you've actually signed a contract. Browse freely.

Free initial document review

SPA, title, and LIM reviewed at no charge — even before we're formally engaged.

Capped legal fee if the deal falls over

Conditions not met, deal cancelled — your legal fees are capped. You don't pay full price for a deal that didn't complete.

Added to the base fee if we review a council LIM report for you.

Cross-lease title review — $395 incl. GST

Added if the property is cross-lease. Different title, different risks, different review.

Unit title review — $575 incl. GST

Added if the property is unit title (body corporate). Reviews LTMP, AGM minutes, PCDS, insurance certificate, BC rules.

KiwiSaver withdrawal — $230 incl. GST per withdrawal

Added per person withdrawing. Covers the legal declaration and provider communication.

Wills — $400 incl. GST per Will

Most first home buyers do a Will at settlement. Optional but recommended.

What are 'disbursements'?

Third-party costs — LINZ registration fees, AML verification, postage. Typically $100–$250 per matter. We itemise these on the invoice.

What if my property is more complex?

The page covers the common add-ons. If there's something unusual (leasehold, Māori land, trust structures), we quote it separately before we start.

Do you offer pricing for non-first-home buyers?

Yes — upgraders, downsizers, investors. Not on this page because the mix of add-ons differs.

Is there a multi-property discount?

We discount the base fee for buyers purchasing multiple properties at the same time. Email us for a quote.
