Angus Grayson, LLB
I'm a property lawyer in Auckland. I've handled over 350 residential settlements for first home buyers, upgraders, refinancers and investors. I wrote this guide because the question I get asked most often in the week before settlement is: "So… what actually happens on the day?"

Is this only relevant if I'm a HouseMe Legal client?
No. The seven-stage process on settlement day is broadly the same for any New Zealand residential purchase, regardless of which lawyer you use. The timing windows in the guide reflect how we run our settlements, and the exact mechanics vary slightly between firms, but the structure is universal.
When should I read this?
The week before settlement is the sweet spot. Early enough that you know what to expect, late enough that the content stays fresh in your memory on the day.
Can I share this with my mortgage broker or partner?
Yes. We built this to be shareable. Brokers often send it to clients in the final week before settlement.
Is this legal advice?
No. It's general information about how settlement day usually runs. If you want advice on your specific matter, book a call and we'll go through it with you.
