This is the 100th edition. A short break from the usual how-to. I left the big end of the law — developers, large companies, deals with a lot of zeros — and started a firm for first-home buyers instead, at the very top of the market around December 2021. On paper, the worst possible time to bet on people buying their first home.

You are a ten out of ten on lending; you don’t need me for that. But buying a first home is a whole journey, and the legal part is the part your clients ask you about most — and the part no one ever taught you. First-home buyers are nervous to ring a lawyer, so they ask you instead: title questions, settlement questions, what this clause means. The more you know, the less of that lands on your desk. If this newsletter moves you from a six to an eight on the whole first-home journey, it has done its job.
It is helping a buyer make a smart offer — the question I hear most. You can do it on your own and get an average result, or you look at the full picture first: the deposit and where it sits, the loan and the real top price, how fast the buyer can move, and what the seller actually needs. Then the price, built on recent comparable sales rather than a hunch. That is the difference between throwing out a round number and making a plan.
